Hellermanntyton The project involved the design and construction of a new manufacturing facility with R&D and offices for Plymouth-based company HellermannTyton. Situated on a designated redevelopment site within the International Business Park at Derriford, the project has been driven by an RDA requirement to achieve BREEAM ‘Excellent’. The accommodation comprises a large manufacturing area with support facilities wrapped around 2 sides. The site also accommodates a large service yard, staff and visitor parking and elements of external plant. The plan depth of the office spaces has been kept to less than 7m so as to provide efficient natural lighting and ventilation. The building incorporates various systems for managing and reducing energy use. A VRF system uses the heat recovered from cooling the office spaces to provide additional input into the hot water system. This system individually and efficiently controls the heating, cooling and ventilation of the various office spaces, whilst occupants can also open windows during the summer. The large production facility roof houses rooflights, to efficiently light the manufacturing space, and a 120kWp PV solar array with a predicted 9-10 year payback period. Rainwater is harvested from the roof for use in flushing toilets and urinals and storm water attenuation is provided on site below the carpark, designed with a permeable paving solution, all reducing burden on the local drainage network. To reduce energy use, daylight and occupancy sensors efficiently control the lighting of the office spaces. Together with auto isolation and timer controls, the use of energy and water are both carefully controlled. The cladding materials employed focus on longevity and ease of maintenance whilst also attaining the necessary BREEAM credits to achieve the ‘Excellent’ rating. Landscaping has been designed with habitat generation in mind as well as providing screening and site microclimate modification. Project design and costs have been closely monitored and engineered through early involvement of the preferred contractor in a two stage tender, JCT design and build contract process. |
